Keeping Up With The Joneses

How much of what you're chasing right now do you actually want? The car. The house. The watch. The vacations. The team. The awards. The social media following. The recognition. And how much of it made its way onto your list because you keep watching everybody else? In Episode 399 of The MindShare Podcast, David Greenspan digs into what "keeping up with the Joneses" looks like in a world where social media puts hundreds of other people's lives, businesses and successes in front of us every single day. And Realtors... we're having a conversation about those videos too. One Realtor pours coffee in a listing video and suddenly everybody needs the coffee shot. Somebody sits at the kitchen island, now everyone's at the kitchen island. Somebody makes a funny video and half the industry decides they're comedians. And then there's the dancing. At a time when Realtors are fighting to demonstrate their value and professionalism to consumers, what are we actually communicating with some of the content we're putting online? But this episode goes much deeper than social media. David explores how comparison affects the businesses we build, the teams we think we need, the brokerages we join, the money we spend, the goals we chase and even how successful we believe we are. Because your situation can be perfectly fine until you see what somebody else has — and suddenly you start questioning something you weren't questioning five minutes ago. The challenge in this episode is to come back to your own Map. Figure out what you want personally, professionally and financially. Build your own scoreboard. Stay in your lane. Stop spending so much time watching what everybody else is doing. And go get your shit done. What You'll Learn How social media has put "keeping up with the Joneses" on steroids Why comparison can completely change how you feel about a life or business you were happy with minutes earlier Where healthy competition ends and damaging comparison begins Why Realtors copying the same content makes it harder to differentiate themselves What your online content communicates about your professionalism and value Why your marketing should amplify who you actually are The difference between wanting a particular business model and liking what it looks like from the outside Why seeing another agent build a team, start farming, launch a podcast or change brokerages doesn't mean you should How the pressure to look successful can influence financial decisions Why your personal definition of success needs to belong to you How David's Mapping process helps you evaluate what actually belongs in your life and business Why there will always be somebody with more — more money, more followers, a nicer car or a bigger business How comparison can quietly become another form of procrastination Why staying in your lane gives you more time and energy to actually get shit done 00:00 — How Much of What You're Chasing Do You Actually Want? The car, house, vacations, business goals, team, awards and recognition — and how much of it actually belongs to you versus what you've picked up from watching everyone else. 02:50 — Keeping Up With The Joneses in 2026 Why social media has amplified comparison at a time when people are already questioning their finances, careers, businesses and success. The Question Everyone Keeps Asking: "How Are Things Out There?" Why people are looking around to determine where they stand and how quickly somebody else's highlight reel can make your own life feel inadequate. Realtors... What Are We Doing? The coffee shots. The kitchen islands. The identical listing videos. The comedians. And, of course, the dancing Realtors. Professionalism, Content and Your Value as a Realtor If the industry wants consumers to better understand the value of Realtors, agents need to think seriously about what their content is communicating. Trying to Stand Out While Copying Everybody Else Why your experience, personality, communication style and actual strengths should drive your marketing instead of whatever another Realtor happened to make popular online. 15:37 — Commercial Break 17:27 — Keeping Up With The Joneses in Your Business Teams, farming, podcasts, brokerage changes and the danger of building a business because you like what somebody else's looks like from the outside. Looking Wealthy vs. Actually Being Wealthy Cars, homes, vacations and the social pressure — especially in sales — to project an image of success. What Are You Trying to Prove — And To Whom? A question worth asking before deciding whether the things you're chasing actually matter to you. Mapping: Come Back to What YOU Want Using personal, professional and financial goals to create your own Map and evaluate whether the decisions you're making actually move you toward it. Your Scoreboard Needs to Belong to You Why somebody will always have more — right up until you finally buy the Ferrari and some asshole flies over you in his private jet. Comparison Has Become Procrastination Watching, scrolling, studying, saving, screenshotting and consuming everybody else's strategies while the calls, follow-ups and work in your own plan remain undone. Stay in Your Lane Learn from other people, pay attention to what's working, then come back to your Map and ask: What am I building? Your Action Step Audit the things you're chasing. Ask why you want them. Then do the same with your business and marketing to determine what actually belongs in your plan. You can learn from other people. You can be competitive. You can want the car, the house, the business, the money, the vacations and all of it. Just make sure the life you're working so hard to build is actually your life . Because there will always be someone with more. The Joneses keep changing, and now the algorithm can introduce you to a brand-new one every thirty seconds. Your scoreboard needs to belong to you. Know what you want. Come back to your Map. Stay in your lane. Then go get your shit done.

Ontario REALTORS Care® Foundation - Giving Back, Making an Impact & The Motorcycle Ride for Charity

What happens when an entire profession decides to show up for the communities it serves? In Episode 398 of The MindShare Podcast, David Greenspan is joined by Shannon Ketelaars, Executive Director of the Ontario REALTORS Care® Foundation, for a live conversation about giving back, food and shelter insecurity across Ontario, the growth of the Foundation, and the upcoming 19th Annual Motorcycle Ride for Charity. This episode goes well beyond motorcycles. David and Shannon discuss the real need facing communities across Ontario, including food insecurity and shelter-related challenges, why the Foundation exists, how REALTORS® can get involved, and what the impact of collective giving can actually look like. Shannon also shares what's changed at the Foundation over the past year, including the continued growth of its programs, almost 50 years of impact, approximately $22 million raised to date, approximately $2.6 million raised last year, and roughly $1.5 million in grants expected to be distributed to charitable partners before the end of this year. Then the conversation flips. Shannon puts David in the hot seat to talk about his own experience participating in the Motorcycle Ride for Charity over the past three years, why MindShare101 continues to support the event, what first-time riders can expect, how to fundraise effectively, and some of the moments that have made the Ride so memorable. The 2026 Motorcycle Ride for Charity takes place September 23–24, travelling from Aurora to Calabogie on Day 1 and Calabogie to Belleville on Day 2. You can participate for one day, both days, or join along the route. And you do not need to be a REALTOR® to ride. If you don't ride, there are still plenty of ways to get involved - donate to a rider, support the Foundation, share the event, or bring your brokerage, board, or association into the conversation. Because when enough people each do a little bit, together we can do a whole lot. Why We Quit Before We Even Begin

Why do so many people give up before they've even started? It's usually not because they're incapable. It's because they convince themselves the mountain is too big before they ever take the first step. In this episode of The MindShare Podcast, David Greenspan shares a series of personal stories - from early morning baseball tournaments with his son, to a difficult conversation with his daughter before volleyball camp, to staring at a blank screen wondering if he should even record this podcast. Through each story, one lesson becomes clear: the biggest obstacle isn't the work itself - it's often the story we tell ourselves about the work before we begin. David explores how reframing your mindset, changing your perspective, and focusing on what you know instead of what you fear can completely change your ability to push through adversity and accomplish what matters most. Whether you're feeling overwhelmed by your business, struggling with motivation, or simply staring up at a mountain that feels impossible to climb, this episode will help you take the next step. What You'll Learn Why most people mentally quit before they physically start How to reframe difficult situations into meaningful opportunities Why looking at the entire mountain creates unnecessary pressure The difference between asking "What if?" and "What do I know for certain?" How changing your environment can reset your mindset Why adversity often leads to the greatest personal growth How to recognize the learning moments inside every challenge Three practical ways to stop procrastinating and start taking action Episode Breakdown 00:00 – Why We Quit Before We Even Begin The biggest obstacle isn't the work - it's the story we tell ourselves Monday morning and the mental battle before the day even starts 03:00 – The 5:30 AM Baseball Wake-Up Calls Three straight mornings of early games Reframing hard work into unforgettable memories 08:00 – Staring at a Blank Screen The pressure of productivity Brain fog, procrastination, and the temptation to walk away Why stress rarely creates better work 13:30 – My Daughter Didn't Want to Go A conversation before volleyball camp When fun becomes pressure Asking questions instead of giving answers 20:00 – Standing at the Bottom of the Mountain Why we focus on the entire climb instead of the next step Helping someone change perspective by imagining success first 25:00 – The Speaker Reframe Turning nervous energy into adrenaline Replacing "What if?" with "What do I know for certain?" 29:00 – Three Action Steps Reframe the situation Replace fear with facts Look for the lesson in every challenge Most people don't lose because the work is too hard. They lose because they've already convinced themselves it's going to be. When you stop staring at the mountain and simply take the next step, everything changes. Your mindset determines your momentum. Reframe the challenge. Focus on what you know. Keep climbing.

The Questions Realtors Are Asking Right Now

The market has changed. But perhaps the biggest change isn't what's happening with interest rates, inventory, or home prices. It's the questions people are asking. Questions like... "Should I even take this listing?" "Should my clients buy now or wait?" "How are things out there?" "Am I the only one feeling this?" In this episode of The MindShare Podcast, David Greenspan shares the conversations he's been having with Realtors across the country and explains why the questions people ask often reveal far more than the headlines ever will. From navigating unrealistic seller expectations to understanding the financial pressures facing today's consumers, this episode explores what it really means to lead clients through uncertainty. David also shares why empathy has become one of the most valuable skills in today's market, how asking better questions leads to better decisions, and why the professionals who thrive over the next few years won't necessarily be the ones with all the answers - but the ones asking the right questions. Finally, David reflects on conversations with three leading economists and explains why he's optimistic about where the market is heading over the next 12–18 months, while reminding listeners that real success has never come from predicting the future - it comes from helping people navigate it. What You'll Learn Why the questions Realtors are asking have changed dramatically over the past five years How to qualify sellers before accepting a listing Why motivation matters more than ever in today's market The importance of setting expectations before a home hits the market How affordability is affecting consumer confidence and decision-making Why empathy has become a competitive advantage How to answer the question, "How are things out there?" Why certainty has never truly existed in real estate The role of a trusted advisor during uncertain markets David's outlook on where the Canadian real estate market may be heading over the next 12–18 months 00:00 – The Questions Have Changed Why today's questions reveal the emotional state of the market Comparing today's conversations with those from the pandemic market 04:30 – "Should I Even Take This Listing?" A real Momentum Training conversation Identifying seller motivation Protecting your time while serving your clients 10:30 – The Conversations That Matter Before Signing Setting pricing expectations Discussing strategy before listing Why leadership starts before the paperwork 14:30 – "How Are Things Out There?" What people are really asking Why Realtors aren't looking for statistics—they're looking for reassurance 18:00 – Affordability & Empathy A personal conversation about rising costs Understanding what consumers are feeling Why empathy leads to better conversations 23:30 – Nobody Can Predict the Future Why certainty is an illusion Helping clients make decisions with today's information David's perspective after conversations with leading economists 29:00 – Your Challenge This Week Listen for the questions Use them to improve your business Become the advisor people trust when decisions get difficult Markets will always change. Headlines will always change. Consumer concerns will always change. The best Realtors don't build their businesses around predictions—they build them around people. Pay attention to the questions your clients are asking. Those questions reveal where they're uncertain, where they need guidance, and where you have the greatest opportunity to create value. When you become the person who asks better questions and listens more carefully, your value becomes obvious long before the transaction is complete.

Why You're Working Harder... But Closing Fewer Deals | Staying Confident in Today's Real Estate Market

The market has changed. You're making the calls. Following up. Showing homes. Creating content. Working just as hard as you were a few years ago... Yet somehow the results aren't matching the effort. Sound familiar? If you've caught yourself wondering... "What's the point of prospecting if nobody's buying?" "Maybe I'm not as good at this as I used to be." "Should I be spending money or cutting expenses?" "Maybe it's time to look for another career." ...you're not alone. In this episode of The MindShare Podcast, David Greenspan tackles one of the biggest challenges facing Realtors today - not lead generation, scripts, or marketing - but confidence. Why are so many good agents questioning themselves in today's market? The answer may have less to do with your ability and more to do with what you're measuring. David introduces a simple yet powerful concept: you're looking at the wrong scoreboard. If you're judging yourself solely by commissions, closings, and listings, you're evaluating your business using outcomes you don't fully control. Instead, learn how to measure the activities that actually build momentum, strengthen relationships, and position you to win when the market shifts. Whether you're struggling to stay motivated, questioning your future, or simply looking for perspective in a difficult market, this episode will help you reset your focus and start measuring success differently. What You'll Learn Why today's real estate market is impacting confidence more than skill How to stop judging yourself by factors outside your control The difference between lagging indicators and leading indicators in your business Why prospecting still matters when buyers aren't moving today The danger of constantly chasing the next "magic solution" How impatience quietly destroys momentum Why relationships remain your greatest long-term asset The importance of adapting without abandoning your fundamentals How to build a new scoreboard that keeps you focused during a slow market Action steps to stay consistent, visible, and confident until the market turns Episode Breakdown 00:00 – The Thoughts Every Realtor Is Having Right Now Working harder with fewer results The emotional impact of a slow market Why you're not the only one feeling this way 05:00 – Did You Become a Worse Realtor? What changed - and what didn't Separating your ability from market conditions Why confidence is taking the biggest hit 10:00 – The Wrong Scoreboard The baseball analogy Why results don't always reflect good performance Measuring what you actually control 11:05 – Business Isn't Instant Why commissions are lagging indicators The farmer analogy Building relationships before expecting harvest 18:00 – Stop Chasing the Next Shortcut Why difficult markets create shiny-object syndrome Adapting versus constantly reacting Staying with a strategy long enough for it to produce results 24:00 – Build a Better Scoreboard Conversations Follow-up Relationships Visibility Consistency Measuring execution instead of emotion 29:00 – Your Challenge This Week Audit your current scoreboard Remove what you can't control Start measuring the work that creates tomorrow's business Key Takeaway A difficult market doesn't automatically make you a worse Realtor. It changes the timeline - not the fundamentals. If you spend every day measuring commissions, you'll eventually lose confidence. If you measure conversations, relationships, follow-up, and consistency, you'll keep showing up long enough to earn the results when the market rewards your effort. Keep building MindShare. The MarketShare follows.

I Need Help... With What? | How to Know When It's Time to Hire and Grow Your Business

At some point, every entrepreneur says the same thing: "I need help." But help with what? That's where most business owners get stuck. In this episode of The MindShare Podcast, David Greenspan shares a conversation from the gym that sparked a much bigger discussion about hiring, delegation, leadership, and building a business that doesn't rely on you doing everything yourself. Too many entrepreneurs hire because they're overwhelmed—not because they have a clear plan. They bring someone on board, then spend weeks trying to figure out what that person should actually be doing. Sound familiar? David breaks down why that's backwards, how to identify exactly where you need help, and why your next hire shouldn't begin with a job title—it should begin with understanding how you spend your own time. He also shares one of the simplest yet most effective exercises he uses with coaching clients to determine what should stay on your plate and what should come off. Plus... Once you hire someone, how do you know if it's actually working? If your answer is simply, "I feel less stressed," you may be measuring the wrong thing. This episode will help you think differently about delegation, accountability, leadership, and creating measurable results inside your business. Whether you're a Realtor, entrepreneur, small business owner, or leader building a team, this conversation will help you stop hiring reactively and start building intentionally. What You'll Learn Why most entrepreneurs hire too late—and for the wrong reasons The biggest mistake business owners make before hiring an admin How to identify exactly where you need help The four-box exercise to define your next hire Why awareness always comes before delegation The difference between assigning tasks and creating ownership How to measure whether an employee is actually improving your business Why tracking data beats relying on feelings How hiring changes your role as a business owner Why systems and communication matter just as much as people Episode Breakdown [00:00] "I Need Help" The gym conversation that inspired this episode Why feeling overwhelmed isn't a hiring strategy The question every business owner should answer first [09:00] Before You Hire Anyone... Understanding where your time actually goes Why awareness is the first step toward delegation The exercise that reveals your next hire [18:00] The Four-Box Framework What you're good at What you enjoy doing What you're bad at What you hate doing How these answers shape your business [27:00] Commercial Break [29:00] Stop Assigning Tasks—Start Creating Ownership Why ownership creates accountability Moving from busy work to meaningful contribution Building roles that grow with your business [38:00] How Do You Know It's Working? Measuring success with tangible data Defining expectations before hiring Why business should be measured the same way elite athletes measure performance [48:00] Hiring Doesn't Fix Broken Businesses Why people amplify your systems The importance of communication and leadership Preparing your business before expanding your team [55:00] Your Action Plan Track everything you do for one week Complete the four-box exercise Identify where another person could create the greatest impact Build your next role with intention Key Takeaway Hiring isn't about removing work. It's about putting the right work in the hands of the right people. Before you bring someone into your business, get clear on what success looks like, what should be delegated, and how you'll measure whether it's actually making a difference. The businesses that grow intentionally don't just add people. They create clarity, ownership, accountability, and measurable outcomes.

Why People Don't Get Shit Done

We're halfway through the year. Some people are ahead of where they thought they'd be. Some are behind. And some have quietly stopped looking at their goals altogether. Here's the problem... Most people wait until January to hit the reset button. Why? Why does January get all the attention? Why do we convince ourselves that we need a brand-new year before we'll finally commit to making changes? In this episode of The MindShare Podcast, David Greenspan challenges that way of thinking and makes the case that July may actually be the best time of the year to reset. Because unlike January, you're no longer guessing. You now have six months of data. Six months of wins. Six months of mistakes. Six months of lessons. The question is... What are you going to do with them? David dives into one of the biggest challenges facing entrepreneurs, business owners, sales professionals, and Realtors today: Why do so many people know exactly what they should be doing... yet never actually do it? From decision-making and goal setting to productivity, scheduling, consistency, and overcoming the fear of being wrong, this episode is packed with practical strategies to help you stop overthinking and start executing. If you've been feeling stuck, overwhelmed, distracted, or like you're capable of more than you're currently producing, this episode is your wake-up call. It's time to stop waiting for January. It's halftime. Make the adjustment. What You'll Learn Why July is the perfect time for a mental and business reset The difference between knowing what to do and actually doing it Why information isn't your problem - execution is The six biggest reasons people fail to take action How to stop confusing being busy with being productive Why Mapping starts with the life you want - not your to-do list The importance of scheduling around priorities instead of emotions Why consistency beats motivation every time How fear of being wrong quietly keeps people stuck Practical action steps to finish the second half of the year stronger than the first Episode Breakdown [00:00] July Is Halftime Why everyone treats January like a fresh start The opportunity most people miss halfway through the year Why July gives you something January never could: perspective [08:00] The Gap Between Knowing and Doing Why information has never been more available Why execution has never been harder The difference between learning and applying [15:00] Why People Don't Get Sh*t Done They never truly make a decision They don't know where they're going They confuse busy with productive They quit too early They wait until they feel like it They're afraid of being wrong [30:00] Commercial Break [32:00] Mapping Your Life Before Your Calendar Building your business around the life you actually want Giving purpose to today's work Why goals without direction eventually lose their meaning [42:00] Practical Reset for the Second Half of the Year Reviewing what worked Eliminating what didn't Rebuilding your schedule Taking action instead of waiting [52:00] Your Challenge Treat July like January Stop waiting for motivation Finish the year stronger than you started Key Takeaway Most people don't fail because they don't know what to do. They fail because they never execute consistently enough to find out what actually works. The second half of the year isn't about making excuses for the first half. It's about making adjustments. Stop waiting. Start moving. Because momentum doesn't come from thinking. It comes from action.

They're the ones who continue showing up, doing the work, improving themselves, and building momentum - even when the results aren't immediate.

Introducing Your Newest Competitor – Google! | Why Real Estate Agents Must Adapt to AI, Search, and the Future of Consumer Behavior

Google is officially in real estate. And whether you like it or not, your clients are already using it. In this episode of The MindShare Podcast, David Greenspan shares a real-world experiment that started with a simple Google search and quickly turned into a much bigger conversation about the future of the real estate industry. What happens when Google can: find homes recommend agents explain contracts answer questions walk consumers through the buying process And perhaps most importantly... What happens when consumers start trusting technology before they ever speak with a real estate professional? David breaks down exactly what he asked Google, the answers it gave, and why this shift should be on every Realtor's radar. This isn't an anti-AI episode. This isn't a fear-based conversation. It's a reality check. The game is changing. Consumers are changing. Technology is changing. And the agents who continue to rely solely on information as their value proposition may find themselves becoming increasingly irrelevant. The future belongs to professionals who can combine technology with trust, relationships, communication, guidance, expertise, and human connection. If you've ever wondered: Will AI replace Realtors? How is Google changing real estate? What role does content play in attracting future clients? Why should someone hire me instead of simply searching online? Then this episode is for you. What You'll Learn How Google is entering the real estate space The exact prompts David used and Google's responses Why information is no longer a competitive advantage How AI is changing consumer behavior What younger generations expect when buying or selling real estate The difference between information and interpretation Why content marketing matters more than ever How Google and AI discover, rank, and recommend agents Why reviews, websites, videos, blogs, and authority matter How to future-proof your real estate business The importance of answering the question: "Why You?" Episode Breakdown [00:00] Meet Your Newest Competitor Why Google's move into real estate matters The shift many agents don't see coming [05:00] The Google Experiment Searching for homes in Aurora, Ontario Property recommendations Agent recommendations The question that changed everything [12:00] Do Consumers Even Need an Agent? Google's answer Why this conversation matters The changing role of real estate professionals [18:00] Why "People Will Always Need Realtors" Is the Wrong Question The real question agents should be asking themselves Competing against convenience, speed, and technology [27:00] What Google Can Do vs. What Agents Can Do Information Analysis Research Negotiation Representation Human connection [35:00] Content Is Your Digital Storefront Websites Blogs Reviews Videos Google Business Profiles Authority building [45:00] The Future of Real Estate Technology adoption Consumer behavior shifts Why human skills become more valuable [52:00] Action Steps Defining your unique value proposition Building content around your expertise Creating visibility online Becoming worth finding Key Takeaway Consumers no longer need Realtors for information. They need Realtors for interpretation, judgment, confidence, negotiation, trust, and guidance. The question is no longer: "Why use a Realtor?" The question is: "Why use YOU?" And if you can't answer that clearly, neither can your future clients.
