How to Finance an ADU in California: HELOCs, Construction Loans, Grants & More
Send us Fan Mail Thinking about building an ADU in California but wondering how to actually pay for it? In this episode of the Monopoly Life Podcast , Sergio Hernandez and Omar A. Martinez break down the different ways homeowners may be able to finance an Accessory Dwelling Unit, including HELOCs, fixed home equity loans, construction loans, private money, and local ADU assistance programs . We also talk about something that can get overlooked when people get excited about building: the financing has to make sense after construction is finished, too. We cover questions like: • Should you use a HELOC or a fixed second mortgage? • Does it make sense to refinance a low-rate first mortgage just to access equity? • How do construction loan draws work? • What does “no payments for 18 months” really mean? • What should you know before using private money? • Are the advertisements offering "$40,000 toward your ADU" actually grants? • What city and county programs might help reduce planning, architectural, or construction costs? • What questions should you ask before borrowing money for an ADU? We also discuss California’s former CalHFA ADU Grant Program , which provided eligible homeowners with up to $40,000 toward certain predevelopment and non-recurring closing costs. CalHFA currently states that the latest round of ADU grant funding was fully allocated as of December 28, 2023, so homeowners should be cautious of anyone currently claiming they can guarantee access to that grant.
