Get in the Room: AI, Authenticity, and the $1.26 Trillion Reckoning in CRE with CRE Collaborative Roundtable

Send us Fan Mail This month, the CRECo AI Roundtable looks at a commercial real estate market that is starting to pick up again. Conference calendars are full, development pipelines are active, and requests for capital-raising materials are rising. Host Andreas Senie (CRE Collaborative and EAC Properties) is joined by Rebekah Carlson (Carlson Integrated) and Chris Abel (Associated Builders and Contractors of Connecticut). They discuss how AI is changing construction, marketing and brokerage. AI is raising the professional standard, and it also needs clear ethical rules. The panel closes on a point they all agree on: technology adds reach, but in-person relationships and authenticity still drive success. Roundtable now ranked 9of91 Best Commercial Real Estate Podcasts by Feedspot https://podcast.feedspot.com/us_commercial_real_estate_podcasts/ Episode Highlights Signs of a Market Rebound Carlson Integrated is seeing a surge of last-minute requests for marketing materials for ground-up development and retail shopping centers. These projects have been scarce in recent years. Demand for pitch decks and investment memoranda is rising. Owners, investors and developers are actively looking to raise capital. Construction is uneven and leans heavily toward data centers. Pressure to deliver fast has created a "build now, argue later" approach to disputes. The labor shortage is still construction's biggest constraint. Connecticut alone has about 2,000 open construction jobs. Why Human Connection Still Wins About 80–85% of communication is non-verbal, and much of that is lost in digital exchanges. Andreas introduces "humaneering": the spark of two people engaging face to face, which AI cannot replicate. Social media algorithms favor content with people in it over images of buildings and objects. Authentic, personal content performs better. Chris shares that he was told he's "everywhere," even though he rarely posts. He credits it to being genuinely present and caring. Reputation and referrals remain the strongest business drivers. The best relationships are fun, logical and mutually beneficial. Conference Season Calendar ICSC Midwest: October 8, Fulton Market, Chicago, with more than 50 retailers CRE Tech: Javits Center, New York SMPS Fireside Chat with Chris Abel: October 28, Newington, CT Hartford Business Journal 4th Annual Real Estate Conference: October 28 ICSC Las Vegas: December 7 Recent events: the Stamford mayoral luncheon with Mayor Caroline Simmons, the CBIZ New England Construction Summit and the New England Women in Construction Conference Up next: the Minority Construction Council Matchmaker 30-Day Action Plan Show up consistently (Bekah Carlson): Be authentic and consistent on every platform so your presence tells one clear story. Clean up your digital habits (Chris Abel): Search your inbox for "unsubscribe" to clear out clutter, and set LinkedIn alerts for job changes so you stay in touch with your network. Get in the room (Chris Abel): Attend industry events in person to learn, connect and build sincere relationships. Get the attendee list (Andreas Senie): Don't stop at attending. Get the list and follow up with targeted marketing. Practice "No CCMB" (Andreas Senie): No Complaining, Criticizing or Blaming. When the market forces decisions, personal engagement makes the difference. Property rights under pressure, $1.2 trillion in maturing debt, and a high school that's rebuilding the trades pipeline from scratch.

Send us Fan Mail September Roundtable conversation explores significant real estate investment opportunities, particularly the permanent expansion of Opportunity Zones and the rise of data centers as a critical asset class . It contrasts these opportunities with major challenges, including the erosion of private property rights through "anti-landlord" regulations, major cybersecurity threats, and economic headwinds like rising interest rates. The speakers also offer advice on career development, emphasizing workforce training for skilled trades, the value of professional associations, and the importance of personal reflection and civic engagement. Your Roundtable Hosts: - Andreas Senie, Host, Founder CRECollaborative (CRECo.ai), Technology Growth Strategist, CRETech Thought Leader, & Brokerage Owner - Saul Klein, Realtor Emeritus, Data Advocate & Futurist, Original Real Estate Internet Evangelist, Executive Editor Realty Times, Inc - Chris Abel, Vice President Associated Builders and Contractors of Connecticut, Board Member SMPS—Society for Marketing Professional Services CT - Rebekah Carlson, Founder & CEO Carlson Integrated, LLC, Past President NICAR Association, Brokerage Owner - Professor Darren Hayes CEO Code Detectives, Professor Pace University, & Top 10 Forensic Cyber Security Specialist nationwide. - Dan Wagner, Senior Vice President Government Relations at The Inland Real Estate Group of Companies, Inc. Important key ideas: Opportunity Zones (OZs): The OZ program has been made permanent and improved, with new "qualified rural opportunity funds" offering enhanced tax benefits. OZs are a key strategy for revitalizing underserved communities and offering investors preferential tax treatment. Erosion of Private Property Rights: Tenant-friendly ordinances in cities like Chicago are making it difficult for landlords to manage properties, seen as a fundamental threat to the real estate industry and the US economy. Data Centers as a New Asset Class: Data centers are driving land value, tax revenue, and employment, but their development requires significant community education to overcome local opposition ("NIMBYism"). Major Cybersecurity Breaches: A massive breach at a service named "Nexus" has exposed the personal data of 170 million people. Additionally, a lesser-known credit agency, NCTUE, holds data on 222 million people, highlighting widespread data vulnerability. Economic Headwinds & Adaptive Reuse: Rising interest rates and $1.2 trillion in maturing commercial loans are creating distress, especially in the office sector. This distress presents opportunities for adaptive reuse, such as converting office buildings into data centers. Workforce Development: There is a critical need and opportunity in the skilled trades and for workers who can build and manage new infrastructure. New pre-apprenticeship programs in high schools (e.g., in Connecticut) are emerging to address labor shortages. Industry Advocacy & Networking: Professional associations like the National Association of Realtors (NAR), Associated Builders and Contractors (ABC), NAIOP, and ICSC are vital for advocating for property rights, business development, training, and deal-making. Career Reflection & Personal Growth: Understanding one's past career journey through reflection and journaling is essential for setting future goals and professional development. The decay of private property rights The panel's sharpest exchange centers on Chicago's proposed Protect Renters Ordinance, which Becca Carlson calls "absolutely appalling" — harmful, she argues, to owners and renters alike. Dan Wagner walks through the mechanics: a landlord would owe a problem tenant five months' rent upfront to move an eviction forward, and leases would auto-extend indefinitely so long as rent is paid, quietly rewriting what a lease even is. Saul Klein places it in a 30-year California arc in which tenant rights have steadily superseded owner rights — and warns that California legislation has a habit of migrating to the Northeast. The group's read: restrictive regimes make private property a worse investment, and investors are already leaving New York and Chicago. Dan closes the segment on NAR's role as the industry's non-partisan advocate, with a Code of Ethics dating to 1913. Opportunity Zones and the refinancing wall Dan Wagner makes the case for Opportunity Zones — over $84 billion invested since 2017 and roughly 20% property value appreciation in designated tracts. The newer Qualified Rural Opportunity Fund targets communities under 50,000 people, halving the substantial improvement threshold to 50% and offering a 30% basis step-up at five years, triple the standard. The core mechanic is unchanged: defer tax on reinvested capital gains, and go entirely tax-free at ten years. Then the red flag. The 10-year Treasury sits at a one-year high of 4.6–4.8%, the Fed is signaling higher-for-longer, and commercial mortgage rates have pushed to 5.7–6.6%. Roughly $1.2 trillion in commercial loans originated at 4.6–4.9% is maturing into that market — a two-point repricing, with distress concentrated in office. Trades revival and the data center boom Chris Abel announces the Plainville Trades Academy, the first pre-apprenticeship program of its kind embedded in a Connecticut public high school. Recognized by the state Department of Labor and NCCER, the four-year program gives its first 16 students 500 apprenticeship hours and a direct route into construction. Other districts are already asking how to replicate it. On data centers, investment is up 57% on AI demand. Andreas Senie points to Loudoun County, Virginia, where data centers carry over 60% of the local tax roll and stabilize homeowner taxes. The panel treats NIMBYism as largely an education gap, insists developers earn their welcome by mitigating generator noise and other real impacts, and frames domestic capacity as a national security question relative to China. Cybersecurity and AI's double edge Professor Darren Hayes details a breach at Nexus affecting 170 million people across North America — 153 million driver's licenses, 10 million ID cards, and millions of additional sensitive documents, reportedly for sale on a Russian site. He flags smaller credit bureaus most people never freeze, including NCTUE with records on 222 million individuals, and the rise of info-stealer malware built to harvest browser-saved passwords. The AI conversation lands on the same duality: jobs displaced in areas like customer service, new roles created elsewhere, and institutions struggling to adapt — New York City schools have banned AI use through middle school. The panel's takeaway is that the risk is real and so is the progress; the job is learning to navigate both. . Practical advice or actions For Investors: Consider Opportunity Zones, especially the new rural funds, for tax-advantaged reinvestment. Explore alternative property valuations (solar, data centers) using platforms like LandGate.com. Invest in sectors with inelastic demand ("dogs, continued care, and diapers"). For Landlords: Stay informed about local ordinances concerning tenant rights, as they are becoming increasingly restrictive. For Everyone (Cybersecurity): Use a secure password manager (e.g., Bitwarden) and enable two-factor authentication on all accounts. Place a credit freeze with the three major bureaus and also with lesser-known agencies like NCTUE. For Business Owners/Developers: When developing projects like data centers, proactively educate the local community on the benefits to gain support. For Career/Personal Growth: Dedicate time to reflect on your career path and keep a journal. Intentionally build professional relationships by attending industry conferences (ICSC, CRE Tech) and joining associations like ABC. For Civic Engagement: For the upcoming November 2026 elections, research candidates to understand who will best support your industry and vote accordingly. Property rights, 1031 exchanges, and the real limits of AI: the panel gets practical about what's protecting the industry and what's overhyped in it.

Send us Fan Mail Property rights, 1031 exchanges, and the real limits of AI: the panel gets practical about what's protecting the industry and what's overhyped in it. Andreas Senie is joined by Dan Wagner (Inland Real Estate Group), Saul Klein (San Diego MLS), and Bekah Carlson (Carlson Integrated) for a wide-ranging conversation on the policy fights and technology shifts reshaping commercial real estate this fall. The panel opens on 1031 exchanges — why capping or eliminating them would hit asset-rich, cash-poor farmers and conservation transactions hardest, and why NAR's government affairs arm and RPAC remain the industry's front line on private property rights. From there the discussion turns to AI, where the group lands on a shared frame: augmented intelligence, not artificial. It's a "day-two intern" — excellent at digesting data, in constant need of supervision, and only as good as the rules of the road you give it. Becca describes routinely fixing AI-generated content that looked confident and was simply wrong. Andreas warns that overpolished AI imagery is a form of catfishing when the physical asset underdelivers, while noting 2% of his firm's business now originates from AI-generated leads. The second half moves to where capital is actually going: self-storage, assisted living, Sun Belt exposure, and the political knife-fight around data center development. The panel closes on conference season — CRE Tech, ICSC Midwest, ICSC New York — and Saul's case for GDX.re, a RESO-standards-based global data exchange built to make property discoverable across borders and legible to AI. In this episode 1031 exchanges and private property rights — farmers, conservation deals, rent control, and generational wealth Advocacy that works — NAR government affairs, RPAC, and the bipartisan Realtor Party AI adoption and its limits — data hygiene, hallucinations, human verification, and authentic marketing Associations and interns — mentorship at NICAR, and why younger employees are the best AI critics in the building Market conditions — rate lock-in, constricted supply, self-storage, assisted living, and data center NIMBYism Corporate moves — Inland's December relocation and the Amazon superstore replacing its former site Conference season — a back-to-basics playbook: plan, target the right rooms, prepare the follow-up Global data standards — how GDX.re and RESO enable worldwide property discovery Featured panelist: : Andreas Senie, Host, Founder CRECollaborative (CRECo.ai), Technology Growth Strategist, CRETech Thought Leader, & Brokerage Owner Saul Klein, Realtor Emeritus, Data Advocate & Futurist, Original Real Estate Internet Evangelist, Executive Editor Realty Times, Inc Rebekah Carlson, Founder & CEO Carlson Integrated, LLC, Past President NICAR Association, Brokerage Owner Dan Wagner, Senior Vice President Government Relations at The Inland Real Estate Group of Companies, Inc. AMERICA AT 250: TRUST BUT VERIFY AI VS. INSTINCT: THE NEW RULES OF COMMERCIAL REAL ESTATE

Send us Fan Mail This month’s Real Estate Roundtable, hosted by Andrea Senny (also referenced as Andreas), brings together industry voices to tackle the intersections of AI, politics, construction, and commercial real estate—framed by America’s 250th anniversary. The panel covers workforce development for data centers, the evolving role of AI in research and productivity, the enduring importance of human connection, and the ongoing political battle to protect the 1031 exchange. The episode closes with Fourth of July sign-offs and community-oriented plugs. Hosts: Andrea Senie : Host; CEO of Collaborative Brokerage and EAC Properties. Dan Wagner : Senior VP of Government and Policy at Inland. Chris Abel : Vice President, Associated Builders and Contractors (ABC) Connecticut. Rebecca “Becca” Carlson : CEO, Carlson Integrated. Major Takeaways Defend free enterprise and property rights: The real estate industry must stay politically engaged, especially around the 1031 exchange. Data centers and AI are reshaping the landscape: Corporate investments and programs like America’s Workforce Academy signal long-term demand for specialized construction skills. AI is a powerful tool—human oversight remains essential: It accelerates research and productivity but can hallucinate; “trust but verify” is mandatory for high-stakes work. Professionals must adapt to instant-answer expectations: Clients can access “good enough” AI answers quickly; advisors need to provide higher-order synthesis and judgment. In-person connection is irreplaceable: Authenticity, collaboration, and deal-making thrive face-to-face; don’t get lost behind the screen. Embrace the diversity of the nation: Technology’s reach isn’t uniform—real-world experiences and travel keep perspective balanced. Don't miss upcoming dates: July 17, 2026: Chris Abel’s guest appearance on ABC Voices podcast with Chad Prinke. October 20–21, 2026: CREtech New York conference. October 2026: ICSC events in the Midwest (Chicago) and New York. December 2026: Inland’s Oak Brook HQ target move-in date. SHIFTING POLICY, AI ADOPTION, COUPLED WITH WORKFORCE LANDSCAPE CHANGES WITH THE CRECO ROUNDTABLE

Send us Fan Mail Join Roundtable Hosts Andreas Senie, Saul Klein, Chris Abel and Dan Wagner as they they talk through the latest in AI Adoption & Governance, Real Estate policy & Economic Changes, and the shifting political and workforce landscape changes! AI Adoption & Governance Embrace AI to maintain a competitive edge, but with strict security protocols. AI workflows that automate call lists and property analyses create immediate market share gains. To drive adoption, focus on hands-on experimentation, as familiarity builds comfort. Use enterprise-grade AI with strict data policies to prevent leakage of proprietary financials. AI is a partner requiring human expertise to provide context and validate outputs. Real Estate Policy & Economics Current housing policy is often counterproductive, worsening the supply crisis. Housing affordability is a supply issue driven by building restrictions, not buyer demographics. High interest rates are "locking in" homeowners, removing inventory from the market. Policies disincentivizing real estate investment harm tenants by degrading housing stock. Restricting foreign investment is counterproductive, as it cuts off capital for development. Shifting Political & Workforce Landscape Success requires targeted advocacy and adapting to long-term demographic changes. Influence policy through persistent, grassroots engagement rather than high-level arguments. A declining birth rate frames AI as a necessary tool to fill a long-term labor shortage. Industry-wide mental health principles are becoming a core component of workforce resilience. ABOUT: CRECo.ai Presents: The Real Estate Roundtable — the podcast where innovation meets expertise. CRE INDUSTRY TRENDS, TECHNOLOGY, AND POLICY: MACRO MARKET SHIFTS, DATA CENTER DILEMMA, AND AI INTEGRATION STRATEGIES

Send us Fan Mail Tune in for the CRE Collaborative Inc. Roundtable as we talk through current market distraction and uncertainty amid regulation, consolidation, litigation, legislation, vendor bias in assessments, escalating cyber threats, and public/political resistance to AI/data centers. How To: Execute fundamentals; leverage predictive analytics and AI for independent grading; strengthen cyber hygiene and insurance; advocate on policy (1031, data centers, private property rights); experiment with AI ethically in targeted workflows. Why this is relevant: Deals flow to those who prepare and execute; unbiased evaluation improves decisions; cyber resilience protects wires and data; policy engagement and ethical AI use shape operating conditions and growth. “To me it’s all about regulation and consolidation and litigation. And legislation.” Stated Saul Klein “Keep listing, keep selling… Do what you normally do and that you do well and it’ll all work out.” Stated Saul Klein "Only people whose businesses are growing are interested in marketing… they’re already self-selecting.” Stated Rebekah Carlson “This system represents… the closest thing to an independent evaluator that can look at things at such a broader scale.” stated Andreas Senie “You are not crazy; all these things are in fact happening.” stated Darren Hayes = Practical Takeaways: Double down on foundations: announce conference attendance, book meetings in advance, and run networking cadences to convert appearances into deals. Integrate AI-driven, predictive asset grading to forecast CapEx, refine NOI, and prioritize capital deployment across resilient asset classes. Attach a cybersecurity policy to E&O; enforce MFA and dual wire verification; keep mobile OS updated and train teams on social engineering red flags. AI IS TRANSFORMATIVE "FOURTH WAVE" FOR COMMERCIAL REAL ESTATE INDUSTRY

Send us Fan Mail Led by host Andreas Sene, explores AI is a transformative as “fourth wave” delivering efficiency gains while demanding strong guardrails, provenance tracking, and ethical practices. Key Points California AB 723 requires clear disclosure and side-by-side access to unaltered versions of digitally altered listing images, creating immediate compliance challenges for MLSs and brokers. AI adoption is accelerating across real estate, underwriting, research, and meeting preparation, but legal risks around IP, fair use, and data provenance require guardrails, training, and diligence. Inland’s institutional expansion (new CEO for Inland Institutional; $250M self-storage investment) signals diversification and growth in alternative CRE sectors, including repurposed retail and data centers. Practical AI tools (e.g., Microsoft Copilot, conversational agents, AR glasses) boost productivity and real-time insights, yet misuse—such as uploading client models to public LLMs—creates confidentiality, compliance, and ethical exposure. Provenance tracking for images and content (watermarking, AI-detection, QR/link references) is critical as platforms syndicate listings and media across portals and IDX/VOW sites; legacy systems complicate mapping altered/unaltered assets. Cybersecurity challenges—social engineering, email breaches, leaked data—intensify with AI’s reach; ongoing hygiene and monitoring are essential. Education faces dual-use dynamics: AI as a learning accelerator vs. plagiarism risks; ethical frameworks, proctoring, and critique-based assignments help balance adoption. Political literacy and policy engagement are vital as sudden regulatory changes can materially impact CRE investments.
