18. How a 1928 Ice Cream Factory Became a 37-Story Tower (Jason Davis of Turnbridge Equities)

Join us on location at the historic Creamery building in Raleigh’s Glenwood South neighborhood for a conversation with Jason Davis, Managing Director at Turnbridge Equities. Host Jed Byrne and Jason discuss the transformation of this iconic 1928 former ice cream factory and the 37-story, 306-unit luxury residential tower currently under construction beside it. Jason explains Turnbridge's investment focus on "high-growth knowledge markets" like Raleigh, Austin, and Nashville, which all share a powerful trifecta of major universities, state government seats, and robust job growth. He shares the behind-the-scenes story of putting the Creamery property under contract and closing during the very first week of the COVID-19 pandemic, followed by the multi-year process of rezoning the property from seven to 40 stories while ensuring the historic landmark remained untouched. The conversation dives into the harsh realities of commercial development and how to creatively navigate economic turbulence. Jason details how a 45% spike in costs alongside rising interest rates in 2022 forced the team to cut their massive half-billion-dollar dual-tower plan in half. By utilizing an intensive "design-assist" approach in close partnership with Barnhill and key subcontractors, they successfully reverse-engineered the budget to lock in a Guaranteed Maximum Price and keep the project alive. Jason also shares his insights on the future of commercial office spaces, bringing new retail partnerships to Raleigh, and why they are still building a nine-story parking deck despite the removal of city parking minimums. 17. How North Carolina Became the #2 Safest State for Workers

Join us for an engaging conversation about the state of workplace safety in North Carolina with Luke Farley, the state's Commissioner of Labor. As one of only four states to elect its labor commissioner, Commissioner Farley offers a unique perspective on government accountability, famously recognized by his face and signature on over 32,000 elevators and escalators across the state. In this episode, he breaks down how North Carolina recently made a massive 21-spot jump to become the second-safest state in the country for workers. From the new leading cause of workplace fatalities -" struck-by " accidents - to the undeniable business case for safety, Commissioner Farley shares how a true culture of safety lowers workers' comp insurance rates, boosts employee retention, and prevents costly job site shutdowns. We discuss the critical importance of tracking near misses as learning opportunities, the shift from punitive citations to positive reinforcement like "safety bucks," and the value of true collaboration between the Department of Labor and private industry. The conversation also highlights elite safety initiatives, including the rigorous Carolina STAR Program and Barnhill's unprecedented commitment to hosting two high-impact safety partnerships simultaneously. Whether you are a commercial builder, a residential contractor, or simply interested in how state agencies partner with businesses to protect millions of employees, this episode offers an inside look at the initiatives keeping North Carolina's workforce safe and the vision for driving the incident rate to zero.
