Growing Up Is Hard on the Grown-Ups

In this totally unplanned and very authentic episode, we have a conversation about the back-to-school feels—and somehow end up talking about how quickly life changes. Tonya’s oldest grandchild is heading off to kindergarten, and after 5½ years of sleepovers, adventures, routines and making memories together, she’s realizing that this milestone isn’t just a big change for her granddaughter. It’s a new chapter in their relationship, too. Angie is watching another back-to-school tradition unfold in her own family as her nephews head back to school. But this year, the family photo looks a little different. Two of the oldest have already graduated college, and suddenly there are fewer kids in the picture than there used to be. How did THAT happen?! Along the way, we talk about the bittersweet reality of watching kids grow up, the memories we hold onto, the changing dynamics of family, and why milestones like the first day of school can make us stop and appreciate just how fast time flies. And, of course, we want to give a huge shoutout to the teachers, administrators, support staff, bus drivers, counselors and everyone else who makes our schools work. You’re shaping lives every single day—and we appreciate you more than you know. It’s a little nostalgic, a little funny, and a whole lot of real-life conversation. Because sometimes the best podcast conversations are the ones you didn’t plan. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

The Other Side of Real Estate: Zach Riggs on Investing, Rentals & Wealth

What happens when real estate investing just… finds you? In this episode, we are chatting with fellow REALTOR and real estate investor Zach Riggs. Zach got into real estate at a young age, and while selling homes was part of his journey, investing in property became a major part of his success—especially buying, renovating, and holding homes as rentals. Zach shares the story of how he got started, the mentors who helped shape his journey, the biggest lessons he has learned along the way, and the mistakes that taught him the most. We talk about what REALTORS should consider if they’re thinking about becoming investors themselves and some practical advice for anyone who wants to use real estate as a long-term wealth-building strategy. You may also know Zach as the “Guy Who Buys Homes,” the social media platform he created to share his experience and connect with others interested in real estate investing. Today, that passion has evolved into the New Heritage Group, a real estate investment group designed to help others acquire, renovate, and build their own rental portfolios. And because we always like to get a little personal, we talk family, travel, and Zach’s favorite places that should be on every traveler’s must-visit list. Whether you're a REALTOR curious about investing, someone considering your first rental property, or simply interested in how ordinary people can build long-term wealth through real estate, this conversation with Zach Riggs is full of insight, honesty, and practical advice. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

Three Years Later: Catching Up with the 417 Foodist

What happens when a crazy idea turns into something much bigger than you ever expected? We first sat down with Billy Dove, the man behind 417 Foodist, back in October 2023. At the time, he was four years into a venture that started as a passion project—and had already grown into regular appearances on Ozarks First and a whole lot of connections throughout the local food scene. Now, nearly three years later, we’re catching up with Billy to find out what’s happened since our last conversation. Billy takes us back to the beginning—why he started 417 Foodist in 2019, how he earned people's trust despite having no formal experience in the food business, and how a simple idea quickly opened doors he never expected. We talk about the evolution of 417 Foodist, whether it’s still a hobby or has become a business, the challenges and unexpected wins, and the moments that have surprised him most along the way. We also talk about something that’s becoming part of almost every business conversation: AI. How is Billy using it in his work, and where does it fit into a business built around food, people and local connections? From hobby to business, from an idea to a recognizable local brand, this conversation is a reminder that sometimes you just have to start—and see where the idea takes you. And of course, we couldn’t let Billy leave without asking the big question: What’s next for the 417Foodist? Stay tuned to the very end because we are putting his taste buds to the test as he samples cookies from a few local bakeries! https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/ https://www.facebook.com/417foodist/

She Doesn't Need a Plus One: Women, Homeownership & Wealth

Who says you have to wait for marriage to buy a home? Single women now account for a significant share of the U.S. housing market—and they're buying homes at more than twice the rate of single men. With more women building careers, earning higher incomes, and taking control of their financial futures, homeownership is increasingly becoming part of the plan rather than something they wait to do with a partner. In this episode, we explore why more women are choosing to buy homes on their own, the unique challenges they face, and what homeownership means when you're building wealth independently. Is buying alone empowering? Absolutely. Is it sometimes intimidating? Also absolutely. We'll talk about affordability, financial confidence, safety, the fears that come with making such a big decision on your own, and how REALTORS® and other professionals can do a better job of educating and supporting single female buyers. Because maybe the real story isn't that women are buying homes alone. Maybe it's that more women are realizing they don't have to wait for someone else to build the life—and the wealth—they want. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

The Data Center Debate: Opportunity or Overload?

Data centers are one of the hottest topics in economic development today—and one of the most debated. As demand for artificial intelligence, cloud computing, and digital infrastructure continues to grow, communities across Missouri are being considered for major data center investments. Supporters point to new jobs, tax revenue, and economic growth, while others raise important questions about energy use, water consumption, environmental impacts, and long-term community planning. In this episode, we sit down with Jonas Arjes , Senior Vice President of Economic Development at the Springfield Area Chamber of Commerce, to explore both sides of the conversation. Rather than taking a position, we take a closer look at the opportunities, challenges, and difficult decisions communities face when considering projects of this scale. Whether you've been following the headlines or are hearing about data centers for the first time, this conversation provides valuable context on what these facilities are, why companies are looking at Missouri, how economic development decisions are made, and what questions every community should be asking before moving forward. Join us for an informative discussion that goes beyond the headlines and helps make sense of one of the most important economic development conversations happening today. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/
