End Pet Ban? A good or bad idea?

Should landlords in British Columbia be forced to accept pets in rental properties? Several organizations, including the BC SPCA and First United, are calling on the province to restrict or eliminate “no-pet” clauses in rental housing. Advocates argue that renters should never have to choose between finding a home and keeping a beloved animal—and that housing restrictions have contributed to thousands of animals being surrendered. I understand that argument. I genuinely love animals. But this debate is also about property rights, financial risk and responsibility. Rental-property owners pay the mortgage, property taxes, strata fees, insurance, maintenance and repair costs. When something goes badly wrong, a pet-damage deposit of only half a month’s rent may not come close to covering the bill. In this video, I share the story of a tenant’s adorable puppy that caused devastating damage to one of my brand-new condos. The urine damage became so extensive that the flooring buckled, the hardwood warped and portions of the drywall, baseboards, cabinetry and trim had to be replaced. Today, I estimate the repairs could easily cost approximately $20,000. We also discuss the possible unintended consequences of removing landlords’ right to prohibit pets: • Higher rents • More selective screening • Landlords removing suites from the rental market • Small investors selling their rental properties • Even less rental housing being available There may be room for compromise—particularly when distinguishing between large institutional rental corporations and a homeowner renting out one condo or a basement suite. Tenants deserve choices, but I believe property owners should retain choices as well. What do you think? How Will TRUMP TARIFFS Affect the Canadian Housing Market?

As someone deeply connected to the housing market, I want to shed light on the significant impact of recent U.S. tariffs on the Canadian housing landscape. What makes this particularly noteworthy is that these aren't just abstract economic policies affecting large corporations—they have real, tangible consequences for individual homeowners and potential buyers. Tariffs' Impact on Home Construction: The most immediate and profound impact is on home construction. Canada, being the largest softwood lumber supplier to the U.S., finds itself in a challenging position. These tariffs mean increased prices for U.S. builders, which directly translate to challenges for Canadian lumber producers. We could witness lumber companies facing production cuts, potential closures, and significant workforce reductions. Once we apply counter-tariffs, the ripple effects extend to steel and aluminum industries, which are crucial for high-rise condos, appliances, and infrastructure. Developers, unable to absorb these increased costs, will inevitably pass them directly to homebuyers, resulting in substantially higher home prices, especially for new constructions. Housing Supply and Affordability Challenges: The consequences stretch far beyond initial construction. Cities like Toronto and Vancouver, already grappling with severe housing shortages, will experience even more pronounced challenges. Ongoing labour shortages will compound these challenges, driving renovation costs even higher. Regional Market Variations: Regional variations will add complexity to this economic landscape. Ontario might experience substantial shifts in its automotive sector, while Alberta's oil-dependent regions could face unique economic challenges.
