Shea Rubenstein asked a better question: "What industry lets me make a great living even if I'm only in the top 50 percent?" That question changed everything for him. In this special on-location episode of Mind Your Business with Yitzchok Saftlas, recorded live at the JCON Real Estate Summit at the Hilton in Staten Island, Yitzchok sits down with Shea Rubenstein, the driving force behind JCON since day one, for an extended conversation in the VIP room. They cover the entrepreneurial mindset, why $10,000 in startup capital matters far less than most people think, how to hire and delegate, what actually separates a business owner from someone who is simply self-employed, and how to handle rejection in sales without burning out. On pricing, Shea offers advice that runs against instinct. When a prospect says you are too expensive, do not fight them. Agree with them, then ask to walk through the budget together and understand what matters most to them. Making it about the relationship instead of the dollars took his closing rate above 95 percent. He also shares the networking approach that works: skip the pitch entirely, lead with a genuine compliment, ask about them, and find a way to add value before you ever mention what you sell. As he puts it, if you try to sell people, they are not interested. Become their friend, and they are.
