Episode 99: Are Halifax Homes FINALLY Cooling? W/ Richard Payne

Halifax home prices dropped $66,000 from April 2026 to July 2026. Halifax is about to be in a balanced real estate market for the first time in 7 YEARS. (Last time was August 2019.) Halifax has not had the same amount of homes for sale (1500) since November 2019. Days on market in Halifax is UP . Homebuyers are negotiating harder with sellers over things that deficiencies in homes. We're seeing more price reductions on listings in Halifax, some homes you're seeing multiple price reductions before they even get a viewing. When you're driving through neighborhoods, you're seeing more listing signs than you're used to. There aren't as many people engaged with Halifax's real estate market as before. You can feel it. Homebuyers: NEGOTIATE!

For the first time in almost 7 years, Halifax real estate is basically a balanced market, and the literal definition of a balanced market is homebuyers paying fair market value for homes. Buyers, you guys have CHOICES again. Days on market are up, you're seeing more and more price adjustments on listings. If there's something wrong with a home that a seller doesn't want to deal with, don't be afraid to ASK for them to complete the work, or for them to PAY FOR IT. Navigating a shifting real estate market can be tricky, make sure you check the most recent homes sold in the neighborhood, so you know that you're paying a fair price for a home. SELLERS: The market is shifting, buyers have choices again. You can no longer slap up a home and expect it to sell in a day. You have to do the work. Price, condition, and location are what sell homes, so make sure you're doing everything you can to make sure your home is in its best condition. And make sure you get pricing right, or else you run the risk of sitting on the making and losing more money in the long run! Halifax Home Prices Dropped $66k in 3 Months!

It's been a while since I spoke on what's happening in Halifax's real estate market, so here is a breakdown of Halifax's recent market stats for July 2026, and they are interesting! Highlights 1.) Halifax home prices dropped $66,000 (or 10%) from April 2026 average sale price of $666k, down to $599k average sale price in July 2026. 2.) Halifax is ALMOST in a balanced market for the first time since AUGUST 2019! (A balanced market simply means that buyer's pay fair market value for homes.) 3.) There are currently 1500 units (single family homes, condos, mini/mobile homes) for sale in all of Halifax. The highest number of units for sale since NOVEMBER 2019. Halifax seems to be shifting from the sellers market we've become accustomed to, to a slower balanced market where homebuyers are finding more success in options and negotiations with sellers. Episode 98: Does This Halifax Property Cashflow? W/ Andrew Hutchison

Andrew and I have decided to do a monthly podcast specifically for real estate investing in Halifax. We are going to pick one property that's for sale on MLS in Halifax and breakdown the potential income and expenses for that property if we were to purchase it ourselves! Today's listing is 1197-1199 St Margarets Bay's Bay Road in Beechville just outside of Halifax. MLS #202614472 This listing is a legal duplex with a 3 bedroom 1.5 bathroom unit and a 1 bedroom 1 bathroom unit, the lot itself is lakefront as well. We do some rough calculations to figure out the following 1.) Potential income 2.) Potential monthly expenses at current purchase price 3.) Renovations/upgrades to improve the value of the property and increase cashflow 4.) Investment strategy for this specific unit (buy & hold, Airbnb, BRRRR, etc.) Enjoy! Episode 97: CMHC Mortgage Consumer Survey! W/ Matt Legatto

Today's podcast Matt and I are completing our annual review of CMHC (Canadian Mortgage & Housing Corporation) 2026 mortgage consumer survey. CMHC surveys 4000-5000 mortgage holders across Canada to find out some common trends homeowners may be facing. We also have an update on the 2% down payment program the Nova Scotia government rolled out in a partnership with local credit unions back in February 2026. Find out how many people have actually used this program to sucessfully purchase a home! Last but certainly not least, the federal government announced their intention to purchase 2200 vacant condos in British Columbia. There has been a lot of noise made about this whether it's a government bailout of B.C. developers, if this is a viable option for affordable housing, and the numbers being touted as what the purchase price of these condos may be.
