About the show

From Managing to Living is a monthly podcast every 4th Wednesday at 7:00 pm [ET] for midlife women who have built full, meaningful lives and are ready to live well inside them. Inspired by the Dalai Lama’s reminder that we often sacrifice our health to make money, then sacrifice money to regain our health—only to miss the present altogether—these conversations invite a different way forward. Together, we explore health and energy, sustainable and passive income, lifestyle design, and legacy, not as separate goals, but as interconnected parts of a Freestyle Living approach to life and work. This is a space for women who don’t want to start over or hustle harder, but who do want alignment, ease, and long-term impact. I’m Kathy Binner, host, guide, and advocate for helping midlife women redesign what they’ve built to support the life they want now. I’m joined by my co-host, Andora Marshall, whose thoughtful presence and grounded insight bring depth, curiosity, and balance to every conversation. If you’re ready to slow the pace, care for your health, simplify how you earn, and be intentional about the legacy you’re shaping, you’re invited to join the conversation or simply listen in. S2 Ep455: July 22, 2026 | From Managing to Living Podcast | Creation & Voice

🎙️ From Managing to Living Podcast | Creation & Voice What does it look like to stop simply managing life—and start intentionally creating the life you want to live? ❤️ In this month’s From Managing to Living Podcast , we explored Creation & Voice through four areas that matter in midlife and beyond: health, passive income, writing, and legacy. 🌿 HEALTH | Creativity & Nervous System Regulation We talked about how creative activities such as walking, hiking, painting, dancing, writing, gardening, and simply doing something we enjoy can help us slow down, reconnect with ourselves, and support nervous system regulation. 🏠 PASSIVE INCOME | Creating More from What We Already Have Passive income doesn't always mean buying another property or starting another business. We explored different real estate investment and exit strategies , including long-term rentals, mid-term rentals, short-term rentals, selling property, refinancing, accessing equity, and repositioning assets for the next season of life. Andora also brought up another interesting option during our conversation: Delaware Statutory Trusts (DSTs) . For some real estate investors, a DST may provide an opportunity to move from actively managing rental properties toward more passive real estate ownership and may potentially be used as replacement property in a 1031 exchange when structured appropriately. ✍️ WRITING | Permission to Write Without Publishing Not everything we write needs to become a published book. We talked about memoirs written for family, personal journals, family stories, and the incredible gift of preserving our experiences and our voice for future generations. ❤️ LEGACY | Being Remembered for How We Lived Legacy isn't only about how much money we made, how many properties we owned, or what we accomplished. Sometimes our greatest legacy is simply how we treated people. One thought really captured this month's conversation: ✨ “Surround yourself with people who fight for you in the rooms you aren't in.” Who are we when nobody is watching? How do we speak about people when they're not there? And when our name comes up in a room we're not in, what do we hope people remember about us? ▶️ Watch the replay and join us as we continue moving from simply managing life to truly living it. 💬 What are you creating in this season of your life? S2 Ep454: June 24, 2026 | Burned Out by Managing Everything | with Kathy and Andora

🎙️ Podcast Replay is Now Available! ✨ Tonight's Managing to Living conversation was all about the power of a mid-year reset . Instead of focusing on getting "back on track," we explored how to intentionally reset and move forward with purpose. Together we reflected on: ❤️ Our health and the habits that are serving us well. 🏡 Our passive income and real estate goals—what's working and what may need a course correction. ✍️ Our writing journey and the stories we're creating through this season of life. 🌳 Our legacy and the goals we want to accomplish before the end of the year. We also spent a few minutes talking about how AI tools like ChatGPT can support us in our businesses and everyday lives—but the heart of tonight's conversation was taking time to reflect, reset, and move forward intentionally. 🎥 Watch the replay and let us know: What's one thing you're taking with you into the second half of the year? www, kathybinner.com #ManagingToLiving #MidYearReset #HealthBeforeWealth #PassiveIncome #RealEstateInvesting #WritingLife #Legacy #PersonalGrowth #EntrepreneurMindset #IntentionalLiving #ChatGPT #AI #KathyBinnerInternationalAcademy

S2 Ep453: May 27, 2026 | From Managing to Living | Interview with Elizabeth Wood

In this inspiring episode of Freestyle Living: From Managing to Living with Kathy and Mindy, as Kathy's co-host in this episode , Kathy Binner welcomes special guest Elizabeth Wood for a heartfelt conversation about wellness, authenticity, writing, and listening to the quiet inner voice that calls us toward transformation. At the Kathy Binner International Academy, we believe life is meant to be lived, not just managed. Through conversations centered around health and wellness, passive income and real estate, writing and personal growth, and ultimately leaving a meaningful legacy, our mission is to help individuals step into a more aligned, intentional, and fulfilling life. Kathy Binner, Amazon best-selling author, entrepreneur, real estate investor, and founder of the Academy, shares openly about creating freedom, reinvention in midlife, and building a life that feels deeply authentic. This episode’s overarching theme, “The Body as Data,” opened the door to a powerful discussion about learning to listen to the signals our bodies, emotions, and inner knowing are trying to tell us. Kathy also takes a deep dive into journaling as a pathway to discovering your true authentic self, along with the transformational power of writing your story and creating a lasting legacy through books and shared experiences. Featured guest Elizabeth Wood is a yoga teacher and community leader based in Central Ohio and the founder of Elizabeth Wood Yoga. For years, Elizabeth has helped individuals locally and around the world reconnect with their well-being through mindful movement, Ayurveda, meditation, and intentional living. In recognition of her impact, she received the 2025 Pillar of the Community Award in Canal Winchester. Elizabeth is also a contributing author in the collaborative best-selling book The Call Within , a collection of transformational stories centered around personal awakening and growth. Her chapter, In My Skin , reflects on a pivotal moment in her own wellness journey, the physical and emotional discoveries she made along the way, and how that path ultimately led her toward greater joy, resilience, healing, and purpose. Together, Kathy, Mindy, and Elizabeth explore how transformation often begins quietly; through subtle nudges, body awareness, self-reflection, and the courage to finally listen to the inner call to change. Whether you are seeking better health, emotional healing, personal reinvention, creative expression, or simply permission to slow down and reconnect with yourself, this conversation offers wisdom, encouragement, and inspiration for the journey. S2 Ep452: April 22, 2026 | Freestyle Living: From Managing to Living with Kathy & Andora | Money Without Panic

In this powerful Month 4 episode of Freestyle Living: From Managing to Living , Kathy and Andora dive deep into one of the most emotional topics we all face— money —and how to approach it without fear, overwhelm, or panic. We begin by exploring the real impact of chronic financial stress on your health , and how constant worry around money can quietly affect your body, your decisions, and your overall well-being. More importantly, we share practical ways to soften that stress and create a more grounded, peaceful relationship with your finances. From there, we shift into passive income strategies through real estate investing , including: Understanding rent realism in today’s market Common expenses investors underestimate How to stress-test your deals conservatively The big question: Should you pay off properties or leverage your cash to buy more? (and how the answer can vary based on your stage of life and goals) We also take a meaningful turn into writing and mindset , discussing the money stories we’ve inherited —and how those narratives shape our behaviors. Kathy shares a personal reflection on growing up watching her mom work endless overtime, and how that led to years of hustle… until now. Today, she’s rewriting that story through intentional living, strategic investing, and creating passive income . This episode is also about legacy —how we can consciously choose to break cycles instead of repeating them and create a healthier financial future for ourselves and generations to come. 🌎 Plus, we celebrate Earth Day and reflect on living in alignment—not just financially, but holistically. 💡 We also share a few of our “Favorite Things” : Kathy’s newest find from the Beyond Biohacking Conference: the Lymphora Whole Body Vibration Platform Andora’s go-to wellness tool: a mini rebounder (trampoline) 🌿 Benefits of Whole-Body Vibration platform and the mini rebounder (as discussed in the episode): Supports lymphatic drainage & detoxification Improves circulation and blood flow Enhances muscle strength, tone, and flexibility Promotes bone density Helps reduce stress and cortisol levels Boosts energy and overall vitality Whether you’re working toward financial freedom, exploring real estate investing, or simply wanting a healthier relationship with money, this episode offers practical insights, personal stories, and mindset shifts to help you move forward—without panic. 👉 Learn more, explore our favorite tools, and see what’s coming next at KathyBinner.com

S2 Ep451: March 25, 2026 | Simplifying and My Breast Cancer Scare | with Kathy and Andora

Replay Now Available: Freestyle Living | From Managing to Living 🎙️✨ Our conversation was all about one powerful theme… simplifying your life so it actually supports the life you want to live. We kicked things off with passive income and how simplifying your business model can completely transform your lifestyle: Kathy shared her journey of stepping away from the salon industry—transitioning five salon buildings into long-term rentals—and how that shift not only simplified her life but actually created more income with far less stress. Andora shared her approach to simplifying through mid-term rentals , finding that sweet spot between income and ease—more profitable than long-term, but without the constant turnover of short-term rentals. From there, we moved into health and wellness , exploring how inflammation plays a role in many modern health challenges—and more importantly, how simple daily habits can make a powerful difference: ✔️ Walking and daily movement ✔️ Drinking more water ✔️ Choosing whole, unprocessed foods Kathy also shared a recent breast cancer scare , bringing a very real and personal reminder of how critical it is to stay on top of screenings and listen to your body. It was a heartfelt moment that grounded the conversation in what truly matters—our health always comes first. Because Freestyle Living includes feeling good in your own skin, we also talked spring beauty trends —specifically safer alternatives to tanning beds. From sunless tanning lotions to drops and mousses, Andora shared her favorite: Tan Luxe (we’ll be adding a link on the resource page at KathyBinner.com if you want to check it out!). And then… we brought it all home with a powerful mindset shift: ✨ Edit your life like a manuscript. Just like a writer removes anything that doesn’t serve the story… what can you remove? We explored: – Overcommitments – Relationships – Business activities – Physical clutter Because sometimes the path to more… is actually less. We even touched on those sneaky clutter tendencies (yes, even a little “hoarder” energy 😄) and how clearing space—physically and emotionally—creates room for what truly matters. 💛 Final takeaway: Legacy grows when life is less cluttered. If you’re ready to simplify, refocus, and design a life that truly feels like yours… this is a replay you don’t want to miss. www.kathybinner.com

Kathy and Andora break down seller financing as a creative, approachable option that opens doors many people don’t realize exist. 📓 Journaling & Intentional Living We guide listeners through a powerful journaling practice: What you do want more of in your life What you don’t want anymore Clarity here creates momentum everywhere else.
